Finally, the Pool Renovation Starts at Almijara III

If you’re considering buying a home in Nerja, this is one of those things that genuinely matters, but is easy to miss if you don’t live here or follow what’s happening locally.
After three years of work behind the scenes, the pool renovation at Urbanización Almijara III was finally approved in January 2026. The project started February 23rd and is aimed to finish before August 2026.

Three Years Behind the Scenes
For the past three years, getting the license for this renovation has been a long and complicated process. It has involved repeated meetings with the Nerja Town Hall and several visits to the Axarquía Sanitary District Office in Torre del Mar. Constant back-and-forth on technical requirements, and an endless stream of emails and phone calls while regulations changed, interpretations changed and documents were revised again and again.
And why do I know this? Because my husband was one of the key people who ultimately made this happen. Without him, only God knows when this project would have started. But that’s him, taking “no” for an answer is simply not in his nature. I’m pretty sure many people at Nerja Town Hall know him pretty well by now, including the town mayor, who even received an open letter from him at one point when things had hit a wall yet again. That Finnish one guy who speaks fluent Spanish and just keeps showing up no matter what.
One day, we’ll write openly about what this process actually looks like, what to avoid, and how these things really work in Spain. Living here, and being directly involved, gives you a very real advantage.
But what matters right now is simple: the renovation has been officially approved, and the work can finally begin.
Why Was This Needed?
Almijara III was originally built in the 1970s. Over the years, normal maintenance has been done, tiles replaced, small improvements made, but the pool area itself remained largely unchanged.
After the pandemic, new regulations came into force. The children’s pool no longer complied with the updated rules, and simply fixing that pool alone was no longer enough. The authorities required that the entire pool area be brought up to the new standards. Without renovating the whole area, the children’s pool would never have been allowed to reopen.
Why This Matters for Home Owners in Almijara III and Almijara II Norte
This renovation affects very positively both Almijara III and Almijara II Norte, which partially share ownership of the pool area that is located in Almijara III. In total, around 150 homes are impacted.
Based on comparable renovations and market data from Costa del Sol, upgrades like this typically lead to an immediate price increase of roughly 6–10%.
Beyond the numbers, the impact is very tangible. Once completed, Almijara III and Almijara II Norte will have one of the newest and most attractive pool areas in Nerja. It makes the area more appealing for full-time living, strengthens long-term value, and significantly improves first impressions for future buyers.
A Rare Opportunity in Nerja
Homes in Almijara III are typically three- or four-bedroom houses. Right now, Almijara remains one of the most undervalued areas in Nerja, where it’s still possible to find properties of this size for under €400,000. At the moment, we’re seeing prices ranging between €350,000 and €450,000 in Almijara III.
But that window won’t stay open for long. Major community upgrades like this are exactly what push areas into the next price bracket. Once the pool renovation is finished and visible, prices tend to adjust quickly. If you’re planning to buy in Nerja, timing matters, and this is one of those moments.
