Compared to Q1, the average price per square meter has remained stable, but the average total price has slightly increased, reflecting the rising supply for larger or better-located homes.
Micro-Location Still Drives Price Gaps
One thing we always emphasize: not all locations are created equal. Even within the same urbanization, prices can vary by over €150,000. Why? Orientation, condition, accessibility, views, and yes, even the neighbors and street noise.
Example: In the urbanization Almijara III, during Q2 we again saw prices ranging from €280,000 to €450,000. Same layout, same urbanization, but very different conditions. One needed €50,000 in renovation, the other was turnkey and stylish, but also overpriced by €30,000 in our opinion.

Property Type Price Comparison
Here’s how average price per square meter compares by property type:
Apartments – €4,717/m²
Studios – €4,061/m²
Villas – €3,964/m²
Townhouses/Houses – €3,886/m²
Apartments remain the most expensive per m² because of location and short term rental potential. But villas and townhouses often offer better long-term value per euro spent, especially if you’re living here year-round.

Agency Pricing Trends
While most real estate agencies are struggling to bring in new listings, some continue to post strong inventory and price points. Here are the top agencies by average price per m² (filtered for those with 3+ second hand listings):
Skandia Mäklarna – €5,703/m²
Casa Select – €5,177/m²
Nerja Property Center – €4,848/m²
Some agencies have been leaning heavily on new developments, likely due to limited resale inventory. New builds often come with long lead/wait times and payment schedules, which doesn’t suit every buyer.

Market Observations from the Ground
What we’re seeing:
Many agencies have little to no new resale listings.
New development projects dominate some agency portfolios.
Sellers are confident, listing high, but buyers are more cautious.
In some cases, we estimate that 20–25% of the asking price is inflated. The main reason is that desperate real estate agents often promise unrealistic prices just to secure the listing, often on an exclusive basis. That's not a good thing for the buyer.
For buyers: Take your time, but be strategic. Great deals still exist, but only if you know how to spot overpriced listings and negotiate with confidence. At the same time, don’t wait too long. Buying is becoming more expensive with each passing month. Back in January, we predicted a 10% price increase for 2025, and recent market reports confirm that this trend is well underway.
For sellers: Now is a great time to list. Demand is strong, especially in beach-close areas. Well-presented, fairly priced homes sell fast. Just be careful with the above.
